Simplified Recording Fees Take Effect July 1, 2025With the passage of HB24-1269, Colorado will implement a new, simplified recording fee structure beginning July 1, 2025. The current fee of $13.00 for the first page and $5.00 for each additional page will be replaced by a flat $40.00 recording fee for all document types—except for death certificates and verification of death documents, which will no longer have a base recording charge. This brings the total cost to $43.00 per document, regardless of the number of pages. Key Considerations:
Although the cost to record shorter documents will increase, the total fee for typical real estate transactions—such as recording a deed and deed of trust—will be comparable or even less than under the old structure. More importantly, the predictable flat rate eliminates guesswork, reduces the risk of rejection due to underpayment, and results in time and cost savings for title companies and agents. |
